Search the building name directly on Airbnb or Booking.com rather than searching “Cebu condo” generally - typing “Avida Towers IT Park,” “38 Park Avenue,” “Mandani Bay,” or “Base Line Residences” into Airbnb’s search bar surfaces the specific units inside each tower, which is more useful than a generic city-wide search. - Compare Airbnb and Booking.com for the same building - the same unit sometimes appears on both at different prices, and Booking.com listings are occasionally run by a property manager who’ll also quote you a better monthly rate directly.
- Check the minimum-stay setting. Some IT Park units accept 1-night bookings; others (especially in Mivesa and Base Line) set a 5-7 night minimum aimed at longer stays.

A five-star-rated unit in Avida Towers can sit next to a mediocre one on the same floor, so read the last 10-20 reviews on the specific listing, not the building’s general reputation. IT Park wins on convenience and nightlife proximity but is also the loudest and priciest of the three areas at peak season. Mandani Bay is calmer and newer but you’ll spend more on Grab rides to get anywhere else. Mactan condos are purely functional - fine for an airport night or beach week, not a place you’d choose for the condo itself. Skip all of them if you’re only in Cebu for one or two nights and don’t want to deal with self-check-in codes and building lobbies - a hotel is simpler for that length of stay.
